Compliance, without the headache

Property managers, schools, body corporates and commercial operators all carry a duty under WHS law to identify and manage asbestos on site. The obligation sits with the person conducting the business or undertaking (PCBU) and the person with management or control of the workplace — and it doesn't go away because the building is old or rarely touched.

We make meeting it straightforward: a clear, compliant register of asbestos-containing materials, a practical management plan that says how they'll be monitored and controlled, and ongoing audits that keep both current. If asbestos needs testing or removing, the licensed Asbestos Watch field team handles it — so identification, compliance and works all sit under one accountable group.

Right for you if you operate, own or manage a workplace built before 2004 and need an ongoing register and plan to meet your WHS duties.

Just need to find out whether asbestos is present before you buy, develop or renovate? Start with a contamination assessment instead.

Management plan FAQs

Who needs an asbestos management plan?

Any person conducting a business or undertaking (PCBU) responsible for a workplace where asbestos is, or is likely to be, present. If your building predates 2004, this almost certainly applies to you.

What's the difference between a register and a management plan?

The register records where asbestos is — locations, type and condition. The management plan sets out how you'll monitor and control it. WHS law generally requires both.

When is an asbestos register required in Queensland?

A register is required wherever asbestos or asbestos-containing material is, or is likely to be, present in a workplace — and it must be in place before any demolition or refurbishment. In Queensland you generally won't need one only if the building was constructed after 31 December 1989 and no asbestos has been identified or is likely to be present. If you're unsure, we can audit the site and confirm your obligations.

Does a body corporate or strata building need one?

Common property in a workplace context generally carries the same duties, so body corporates and building managers usually need a register and plan for the common areas. We work with body corporates regularly and can confirm your specific obligations. (Confirm wording for body-corporate scope before launch.)

How often does it need updating?

Registers and plans should be reviewed regularly — and whenever the workplace changes, asbestos is disturbed or removed, or the plan is no longer adequate. We can handle ongoing audits so it never lapses. (Confirm review cadence before launch.)

What happens if I don't have one?

Operating a workplace with asbestos and no compliant register or management plan exposes you to regulator action and significant liability if someone is exposed. A current register and plan is both a legal requirement and your protection. (Confirm any specific penalty wording before launch.)

Can you also remove the asbestos you find?

Yes — Hazid handles the register, plan and audits, and the licensed Asbestos Watch field team handles testing and removal, so everything stays under one accountable group.
