When do I need a contamination assessment?
Typically before acquiring or developing a site, during due diligence, before a change of land use, or whenever contamination is suspected. Lenders, councils and purchasers increasingly ask for one. What does the assessment cover?
It's scoped to your site, but generally a desktop/site-history review, a documented sampling plan, accredited laboratory analysis of soil and materials, a risk evaluation and a written report. An asbestos property inspection identifies asbestos-containing materials in a building, usually for buyers, renovators or removal scoping. A contamination assessment is broader — it investigates the site (often including soil) for asbestos and other hazardous materials, typically for development, due diligence or a suspected issue.
